Ballito

Ballito is a coastal town on the North Coast of KwaZulu-Natal, about 40 minutes' drive north of Durban and 20 minutes from King Shaka International Airport. Known as the gateway to the Dolphin Coast, it has grown from a quiet seaside village into one of South Africa's fastest-developing residential and tourism destinations, with a year-round subtropical climate, warm-water beaches, and a tight community of locals, retirees, and weekend escapees.

Where is Ballito

Ballito sits on the N2 highway between Umhlanga to the south and Salt Rock to the north. The drive from central Durban takes 35 to 45 minutes depending on traffic, while King Shaka International Airport at La Mercy is roughly 20 minutes away. Most of the town hugs the coastline, with newer estate developments expanding inland toward the M4 and the sugar-cane belt beyond.

A brief history

The area was originally part of vast sugar-cane farmland owned by the Crookes Brothers and other early Natal sugar pioneers. In the 1950s a small holiday subdivision was laid out on the cliff above what is now Willard Beach, and the name Ballito took hold. Through the 1980s and 1990s it remained a low-key holiday town. The real shift came after 2000, when major estate developments — Simbithi, Zimbali, Brettenwood, and later Ballito Hills — turned it into a permanent home for thousands of families and a magnet for South Africans relocating from inland cities.

Suburbs and estates

Ballito is best understood as a cluster of distinct neighbourhoods and security estates, each with its own character:

  • Central Ballito — the original village, walkable to the beach and Lifestyle Centre.
  • Simbithi Eco-Estate — golf, indigenous bushveld, family-focused community.
  • Zimbali Coastal Resort — high-end coastal estate with Fairmont and Zimbali Lakes.
  • Ballito Hills — newer family estate inland from the highway.
  • Brettenwood Coastal Estate — secure, wooded estate just north of town.
  • Salt Rock — quieter coastal village immediately north, with tidal pools and the Salt Rock Hotel.
  • Sheffield Beach — small, surf-orientated community further up the coast.

Beaches and the boardwalk

The beaches are why most people fall in love with Ballito. Willard Beach is the main swimming beach, lifeguard-protected with shark nets and tidal rock pools at the southern end. Thompson's Bay just north has a natural tidal pool framed by sandstone cliffs, popular with families. The Ballito Coastal Promenade — a continuous boardwalk running between Salmon Bay and Salt Rock — is one of the best free things to do in town: about 4 km of cliff-top walking with sea views, dolphins in winter, and whales between June and October.

Things to do

From sunrise to sunset, there's no shortage. Surf at Willard or Tiffany's; walk the boardwalk; get coffee at one of the small bistros along Compensation Beach Road; visit the Crocworld Conservation Centre at Crocodile Creek; head to Flag Animal Farm with the kids; play golf at Simbithi or Zimbali; sail at the Ballito Sailing Club. The town also hosts regular markets, parkruns, and seasonal festivals.

Schools

The growth of Ballito has been driven in large part by its school options. Curro Mount Richmore, Ashton International College Ballito, Reddam House Ballito, and several smaller pre-primaries serve the area, alongside long-standing public schools in nearby Tongaat and Stanger. Many families relocate specifically for the schools-plus-coast combination.

Property

Ballito's property market spans entry-level townhouses inside secure estates, family homes on quarter-acre stands, and beachfront apartments at the higher end. The combination of work-from-home flexibility, semigration from Gauteng, and proximity to King Shaka has kept demand strong through multiple market cycles.
